NOTICE OF SALE
By virtue of a Decree of the Court of Common Pleas for Fairfield County, heretofore granted in the case of Jeffrey Temples, as Plaintiff, vs. Monticello Bay, LLC, et al., as Defendants;
I, the undersigned Special Referee for Fairfield County, will sell on June 1, 2020, at 11:00 o’clock A.M., at the Fairfield County Courthouse, Winnsboro, South Carolina, to the highest bidder, the following described property, to-wit:
All those certain, pieces, parcels, or lots of land, with improvements thereon, if any, being situate, lying, and being located in the County of Fairfield, State of South Carolina, being designated as Lots 1 and 2 of Monticello Bay Subdivision on a plat prepared by Newby-Proctor & Associates, Inc. dated October 8, 2006, and recorded in the office of the Clerk of Court for Fairfield County in Plat Slide 605 at page 1544. Reference is hereby made to said recorded Plat for a more complete and accurate description thereof.
This being a portion of the property conveyed to Monticello Bay, LLC by deed of John D. Harrison, Jr., recorded in the office of the Clerk of Court for Fairfield County in Book “880” at page 237 on December 5, 2007.

TERMS OF SALE: FOR CASH: The undersigned Special Referee will require a deposit of Five (5%) per cent of the amount bid (in cash or equivalent), same to be applied on the purchase price only upon compliance with the bid, but in case of non-compliance within thirty (30) days after the date of the sale, same to be forfeited and applied to costs and the property re-advertised for sale upon the same terms at the risk of the former highest bidder.
The sale shall be subject to taxes and to existing easements and restrictions of record.
Purchaser shall pay for all costs of recording the deed.
No personal or deficiency judgement being demanded, the bidding will not remain open after the date of the sale, but compliance with the bid may be made immediately.
