BY VIRTUE of a decree heretofore granted in the case of: Nationstar Mortgage LLC d/b/a Mr. Cooper against Wanda Rose Painter a/k/a Wanda Painter and Harold Painter, I, the undersigned Special Referee for Fairfield County, will sell on November 5, 2018, at 11:00 a.m. at the Fairfield County Courthouse in Winnsboro, South Carolina, to the highest bidder, the following described property, to-wit: All that certain piece, parcel or lot of land, with improvements thereon, if any, situate, lying and being in the County of Fairfield, State of South Carolina, and being on the western side of the Golf Course Road; commencing at the northeastern corner of the lot hereby conveyed on line of lands of Lonnie Walters and running thence southwardly along said road 87 feet to an iron stake; there cornering and running northwestwardly 82 feet to an iron stake; thence northeastwardly 85 feet to an iron stake; thence southeastwardly 80 1/4 feet to the point of commencement; bounded on the Northeast by lot of Lonnie Walters; Southeast by the Golf Course Road; Southwest by lot of Bertha Carroway; and Northwest by lot of Gresham. Also included the following mobile/manufactured home: 2005 Cavalier, Serial #: BL05GA0137078AB. Being the same property conveyed to Harold Painter and Wanda Painter by deed of W.D. Bozard, dated January 15, 1988 and recorded January 15, 1988 in Deed Book JQ at Page 87. TMS No. 151-12-00-009.000 (per mortgage) 145-02-06-008-000 (per assessor) Property Address: 280 Golf Course Road, Winnsboro, SC 29180 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Special Referee at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff’s debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, then the Special Referee may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order. The successful bidder will be required to pay for documentary stamps on the Deed and interest on the balance of the bid from the date of sale to the date of compliance with the bid at the rate of 6.2500%.
