BY VIRTUE of a judgment heretofore granted in the case of Vanderbilt Mortgage and Finance, Inc. vs. Timothy M. White, I, Carol Ann Tolen, as Special Referee for Fairfield County, will sell on January 5, 2015, at 11:00 am, at the Fairfield County Courthouse, 101 S. Congress Street, Winnsboro, SC 29180, to the highest bidder:
All that certain piece, parcel, lot or tract of land, with the improvements thereon, situate, lying and being located in the County of Fairfield, State of South Carolina, measuring and containing 1.00 acre, more or less, and being more particularly shown and delineated on a Boundary Survey prepared for Timothy White by Robert R. Brown, Jr., P.L.S., dated April 8, 2008 and recorded 5-16-08 in the Office of the Clerk of Court for Fairfield County in Plat Book Slide 605 at Page 1735; said lot having such metes and bounds as reference to said plat will show, all measurements being a little more or less.
INCLUDED HEREWITH and being permanently attached to the real estate a 2008 CMH Oakwood Manufactured Home, 32 x 76, Serial No. RIC241135NCABAC, which by intention of all parties, shall constitute a part of the realty and shall pass with it.
This being the identical property conveyed to Timothy M. White by deed of David T. Martin dated April 28, 2008 and recorded on May 16, 2008 in Book 908 at Page 7 in the Office of the Clerk of Court for Fairfield County.

SUBJECT TO FAIRFIELD COUNTY TAXES
TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Special Referee at conclusion of the bidding, five (5%) of his bid, in cash or equivalent, as evidence of good faith, the same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff’s debt in the case of noncompliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of the bid or comply with the other terms or the bid within twenty (20) days, then the Special Referee may resell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the former highest bidder). No personal or deficiency judgment being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately.
The successful bidder will be required to pay interest on the amount of the bid from the date of sale to date of compliance with the bid at the rate of 9.15% per annum.
