NOTICE OF SALE

BY VIRTUE of a decree heretofore granted in the case of: JPMorgan Chase Bank, National Association vs. Teresa C. Moore a/k/a Teresa Moore a/k/a Teresa Christine Moore; Arrowpointe Federal Credit Union; , C/A No. 16-CP-20-00053, The following property will be sold on May 1, 2017, at 11:00 AM at the Fairfield County Courthouse to the highest bidder
All those certain lots of land with any and all improvements thereon, situate at 295 Wildwood Road, Great Falls, Fairfield County, South Carolina and described as follows:

One-half of Lot No. 4; and Lot No. 5, 6 and 7 on that certain plat entitled “Plat of property of Dr. L. H. Fort to he conveyed to Bishop and Henderson” dated March 1, 1965 by Oliver Johnson and recorded in Deed Book “DH” at Page 385 and has such courses and distances, metes and bounds as shown on the said plat which is incorporated herein by reference.

Also, that lot being shown and designated as Lot “T” on a plat entitled “Plat of Property of Dr. L. H. Fort to be conveyed to Bishop and Henderson” recorded in Plat Book 7 at Page 276 and has such courses and distances, metes and bounds as shown on said plat which said plat is incorporated herein by reference.

Lot “T” and a one half interest in Lots 4 , 5 , 6 and 7 were devised to Barbara Nicole Crouch, a/k/a Barbara Nicole Burtnett, a/k/a Barbara C. Traylor by Barbara D. Pittman with reference being made to File No. 87-ES-20-33 in the Office of the Probate Court for Fairfield County, South Carolina.

The remaining one-half interest in Lot 6 and Lot 7 were conveyed to Barbara Nicole Crouch, a/k/a Barbara Nicole Burtnett, a/k/a Barbara C. Traylor by deed recorded in Deed Book “NQ” at Page 296 dated October 19, 1995 and recorded October 23, 1995.

Reference is also made to that Plat of Survey for Teresa Christine Moore dated March 10, 2008 by Precision Surveying Inc. recorded March 31, 2008 in Plat Book 605 at Page 1714. Said plat is incorporated herein by reference.

All recording references being made to the Office of the Clerk of Court for Fairfield County, South Carolina.

SUBJECT TO ASSESSMENTS, FAIRFIELD COUNTY AD VALOREM TAXES, EASEMENTS AND/OR, RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES.
TERMS OF SALE: A 5% deposit in certified funds is required. The deposit will be applied towards the purchase price unless the bidder defaults, in which case the deposit will be forfeited. If the successful bidder fails, or refuses, to make the required deposit, or comply with his bid within 30 days, then the property will be resold at his risk. No personal or deficiency judgment being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 4.5% per annum.
